Following a client's enquiry for availability (by phone or e mail) or an online booking request, a provisional acceptance of the booking will be made over the phone and/or by e mail (as appropriate). To confirm the reservation the client should complete and return the booking form (sent by e mail by the owners) and arrange payment of the initial deposit by return. For weekly rentals the deposit required is £150 or 150€ (non-refundable) ; for short breaks, gourmet or long weekends a 50% deposit is required. Deposits may be paid either by sterling cheque, euro cheque or direct bank transfer. (Please refer to cancellation conditions below.) The client is strongly recommended to arrange a comprehensive travel insurance policy including cover for cancellations, loss or damage to the client's personal belongings and public liability as these are not covered by the owners insurance. The deposit constitutes part of the total rental charge. Following receipt of the booking form and deposit, the owners will confirm acceptance of the booking by e mail within 24 hours and provide details of any discounted travel available.

The standard rental charge for the property is specified on the website (http://www.frenchfriends.co.uk). Full details of any discounts or special offers are also provided on this website. On occassions new offers may initially be promoted via newsletters or featured on one of the internet sites used for publicity, such as gites.nl or frenchconnections.

Accommodation and facilities are as described on the website (http://www.frenchfriends.co.uk). Included as standard in the rental charge are:- electricity, water & heating (supplement for central heating in low season); gite towels (for gite use only) and pool towels, fresh bed linen in each bedroom (changed every 2 weeks); welcome breakfast pack. In addition, for bookings made at the standard advertised tarif (excluding special offers, discounts or last minute deals) a welcome buffet dinner with drinks will be provided free of charge.
- The client is required to leave the property clean and tidy, to the same standard as on arrival, although there is no need to remove bed linen. This includes cleaning all rooms, hoovering and dusting/polishing, thorough cleaning of the kitchen and all kitchen appliances, likewise for the bathromm and WCs. Outside the table and barbecue grill should also be cleaned. Alternatively clients can opt for our end-of-stay cleaning service, priced from €40 - €60, according to the number of occupants.

The client confirms that payment for any additional services, such as evening meals or the cleaning service, are payable in euros on site.
- The client accepts that smoking is only permitted outside. Smoke alarms are fitted.
- The client acknowledges that bringing an animal/dog is inadvisable due to the fact that the owners have 2 cats and 2 large dogs (secured in an enclosure) on-site and that this must be declared at the time of making the booking. In this case, the client accepts that they will incur a higher security deposit of 500 euros (instead of the standard 100 euros) and there will also be a mandatory cleaning charge of 500 to 1500 euros (payable 8 weeks prior to the start date) depending on the type and number of animals (to allow for complete steam cleaning inside and cleaning of the entire garden area before other guests arrive). We regret these additional charges but they are necessary to ensure all facilities meet the health and safety requirements of all guests, particularly for children and those who may have allergies.

The owners will not be liable or responsible to the client for any defect or stoppage, temporary or otherwise, in the supply of public services to the rental property, nor in respect of any equipment, plant, machinery or appliance in the rental property, gardens or swimming pool, nor for any disturbance, noise or work occurring in the area surrounding the property by other persons, nor for loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or any matters beyond the control of the owners. If a change or cancellation occurs because the property is substantially damaged or destroyed before the start of the rental period, the owners will if possible offer an alternative holiday booking date. In any event, the owners will refund to the client all sums previously paid in respect of the rental period. Under no circumstances shall the owners liability to the client exceed the amount paid/due to the owners for the rental period.

The balance of the rental payment is due not less than 8 weeks before the commencement of the rental period. The owners will send a reminder and final invoice by email at least 2 weeks beforehand. Payment may be made by euro cheque,direct bank transfer or by sterling cheque if agreed in advance with the owners. If payment is not received by the due date, the owners reserve the right to give written notice that the booking is cancelled and cancellation conditions apply. Reservations made within 8 weeks of the commencement of the rental period must be paid in full at the time of booking.

The rental period will commence at 4.00pm on the day of arrival and finish at 11.00 am on the day of departure. The owners will not be obliged to offer the property before the stipulated time nor shall the client have the right to remain in the property after the time stated. Clients should advise the owners if they are likely to arrive earlier on the first day. In this case, clients will be welcome to use the grounds whilst their accommodation is prepared.

The client undertakes to take responsibility and exercise reasonable care in respect of the accommodation and its equipment. A security deposit of 100 euros (or 500 euros if there are any animals) is payable in cash on arrival as security against breakages or damage. This will be returned to the client on departure minus any necessary deductions once the accommodation and equipment have been checked. The client will be liable for the payment for any breakages or damage in excess of this deposit, in cash in euros, before departure. This clause shall not limit the client's liability to the owner.

The owners also remind the client of their own duty of care for their own and other members of their party's safety while they are staying at the rental property. The pool meets current EU safety regulations, however, adult members of the party/parents must ensure that children under sixteen are supervised by at least one adult around the pool and likewise that extra care is taken for their safety by the river.

The client may detail any special requirements on the booking form, subject to agreement by the owners.
